It makes your house more practical when family life gets a bit frantic, especially in the morning or after school.

Also, a well-designed en suite could add 5% onto the value of to a property according to Nationwide Building Society, which equates to £10,00 on a £200,000 house so it can be seen as an investment rather than an expense.

But more importantly it will make your life better during your tenure of the property, maybe by reducing stressful morning routines, and giving you your own bathing space the rest of the time.

En suite installations like yours involve many different skill-sets, and we can handle them all:

A little word to the wise about design & planning!

En suite planning cannot be done by someone remotely – they need to actually be in your house to see how the existing house is laid out, as this will determine where your en suite can be located.

Many local factors need to be considered when installing an en suite, and no-one in a remote bathroom showroom (for example) will know which way the joists run under the floor or how the walls are constructed, or how the drainage runs are positioned relative to the space.

This means that they simply DO NOT KNOW whether it is feasible to position an en suite in your intended location as they are not able to consider any local factors specific to your house.

So please ring a fitter before committing to buying £1000’s worth of sale items that will not work with your new intended layout. These sale items do not reflect good value for money in these instances!

We start the en suite design & planning phase with a FREE site survey, during which time we take the opportunity to:

  • meet you and discuss your requirements i.e. do you need a shower room or just a WC & basin etc…
  • assess the feasibility of adding an en suite in terms of the space available, permissions required, existing drainage & budget etc
  • measure up the space and propose a rough layout.
  • make suggestions towards what would work under the circumstances identified above.

PS If you’ve already decided everything you want, then that’s great, but it’s equally fine if you haven’t got a clue and want some advice – this is what the site survey is all about (and it’s free with no obligation to buy – though we do have a helpful guide on pricing so you can see what’s feasible in your circumstances before you get in touch.)

Within a week, we’ll send you a highly detailed written estimate for the work to be done.

  • You can see where you’re investing your hard earned money as all prices will be split into different trades (e.g. plumbing, tiling, plastering, electrics, joinery) as well as labour & materials where possible.
  • You can be confident that your project will run smoothly, as the estimate will also state who is responsible for what and when e.g. customer will supply a & b before work commences, we will supply x, y & z upon commencement of work etc (so there is little opportunity for misunderstandings leading to delays and conflicts.)
  • You can feel safe in your choice of installer as an itemised, detailed estimate essentially acts as a contract between you (the customer) and me (the contractor) and helps hold both parties to account, limiting risk on both sides.

We may also show you what your installation is likely to look like so you can visualise the final result.


When adding an en suite, plans are submitted to the council through building control. This ensures that all building work complies with all the relevant standards.

As we project manage en suite installations from start to finish, we can draw up these plans on your behalf, submit them to the council and then arrange all necessary site visits & completion certificates etc.

This will save you a tonne of time and effort and will ensure that when you come to sell your house you have all the necessary documentation in place for a hassle free sale.

It also ensures the maximum return on your investment.

After your plans are in place, your en suite items need to be procured.

This normally means the suite, tiles, flooring and a few other bits and bobs (technical term.)

This is where we can save you the time and aggravation of trekking round loads of showrooms on all of your free weekends!

Simply speak to us about what you would like during the FREE site survey and show us some Pinterest pictures, Houzz photos or anything else you’ve seen online, and then I’ll source everything for you from my network of local suppliers (and it probably won’t cost you any more because of the good relationships I have with them).

However, if you want to see items in the flesh I can direct you to some of the local showrooms that I think suit your particular requirements, or if you want to supply some items such as the tiles then we can usually work something out.

My primary bathroom suite supplier is in Armley, and they have an excellent showroom so you can look at your proposed items before committing to purchase (though I recommend having your FREE site survey done prior to going.)

Project managed en suite installation

Having designed, planned & procured your new en suite, you now need to find some chaps to install it.

This requires more than just a plumber unfortunately.

Adding an en suite (where there is none currently) will require:

  • a joiner to build stud walls, install door frames, fit architrave & skirting etc
  • a plasterer to board and skim the walls & ceiling.
  • a plumber & an apprentice to plumb in the new suite and hook it up to the existing pipework.
  • a tiler to tile the walls.
  • a floor fitter to fit the laminate or vinyl floor.
  • an electrician to install the lighting, shaver point, extractor fan or electric showers / radiator.
  • a painter to paint the walls and or ceiling.
  • a roofer may be required to fit a velux or sun tunnel.
  • someone to clean up!

Why should you stress about finding all these separate tradesmen and then co-ordinating them all together when we can do it for you?

Why should you worry about finding all these separate tradesmen and then lining them all up to work at the correct time in the critical path so you’re not left with a space that more closely resembles a building site than a bedroom for the duration of the work?

And that’s before you even consider managing deliveries, waste disposal, council approvals, and how all of the various trades overlap.

This is why centrally controlled en suite installations by an experienced project manager are much less likely to go wrong, over budget or over schedule.

I have a team of guys that allow us to complete standard en suites in around 2 weeks or under, and I plan all en suite installations personally.

This gives you the minimum time spent dealing with the (unfortunately necessary) disruption of building work.

So to summarise

no stress sourcing lots of different tradesmen + less likely to go wrong / over budget = happy you
